- What is a seller inspection?
The process of listing your home for sale can be very stressful considering the decision that must be made to ensure your property is marketable. Buyers demand "move in ready" properties. As a seller you may be focused on curb appeal, fresh paint, upgrades, etc. But what about those problems that you are not aware of that can delay a sale, or drive down the price or even cause a potential buyer to walk away. Seller Home Inspections identify problems with the home and provide a well-documented report. This report can be used to come up with a strategy and cost to fix or repair any potential problems and help you negotiate the price of the property. KNOWLEDGE IS POWER AND A KEY ELEMENT WHEN NEGOTIATING. KNOW THE FACTS AND BE PREPARED.
- What is a buyer inspection?
Have you heard the term "buyer beware" or "sold as is where is"? Real estate is a major investment on your part and any unexpected expense after closing on the property can be devastating. Unless purchasing a newly constructed home there are few to no warranties or guarantees with the purchase of an existing home. Although sellers may offer a home warranty program, these warranties are usually very limited and basically only cover appliances, air and heating systems, and water heaters.
- What is a warranty inspection?
Did you know that your contractor is contractually liable to warranty new construction for up to one year after purchase? Home Warranty post construction inspections (occur within 12 months of the sale) identify and address possible costly repairs prior to the new home warranty expiration. IT IS BETTER TO BE SAFE THAN SORRY!
- Do we get on the roof, inside the attic and under the home?
Yes, if they are accessible. There are instances where the roof may be unsafe, or the attic filled with belongings, or the crawl space under the home is too low to enter or not accessible. Each property is different however, we do our best to inspect each of these areas thoroughly.
- Do I need to be present for the inspection?
You are more than welcome to be there for the entire inspection, however, you may choose to show up near the end of the inspection to discuss the findings, or to not be present at all and wait for the electronic report.
- How long does a typical inspection take?
A typical inspection will take a minimum of 4 hours, however, larger homes and add-ons can extend this time.
- Do the utilities have to be turned on for the inspection?
No, however to complete a thorough inspection including appliances and plumbing it is recommended that the electricity, water, and gas if applicable be turned on.
- How soon can I expect the results from the inspection?
Depending on the findings of the inspection, the report is usually available to you the same day or within 24 hours and will be sent electronically to your email address. If you are present at the end of the inspection, we will go over most of the major issues before you leave.
- When should I schedule a home inspection?
Once a purchase agreement has been signed and accepted, you will want to schedule the inspection. Normally the inspection can be completed and you can have your report in 1-3 days.
- What is the cost of an inspection?
Cost associated with a home inspection will vary depending on the type of home, location, and add-ons. Most inspections will begin as low as $300.00 and increase to as high as $500.00. There can be additional cost involved for add-ons.
- Do I need a home inspection?
In order to make an educated decision on this major investment it is always smart to have an inspection so you know up front any issues with the property.
- Is there a warranty or guarantee with the home inspection?
A home inspection is intended to assist you in the evaluation of the overall condition of the building. It is based on visual observations on the day of the inspection. The results of a home inspection cannot identify any hidden or concealed details that may exist, or warranty or guarantee any part of the home.
